The Guyra Hotel in the Northern Tablelands town of Guyra, New South Wales, has been sold and settled as a freehold going concern after strong buyer interest.
Located 30 minutes north of Armidale in a prosperous agricultural region, the Guyra Hotel generated substantial market interest for its diverse revenue streams. The pub comprises a public bar, gaming room with six Band 2 Armidale LGA gaming machine entitlements, commercial kitchen, beer garden, large-format function space and 11 pub-style accommodation rooms.
Set on an expansive 2,219 sqm landholding, the Guyra Hotel also benefits from its prime corner position in the CBD, with ample car parking and significant surplus land.
The campaign, managed exclusively by HTL Property brokers Xavier Plunkett and Ben Kennedy on behalf of a large Sydney-based group, concluded with a successful sale to a local operator who owns multiple pubs in the region. The campaign highlighted opportunity to increase top-line revenue by reopening the bistro, improving the accommodation offering and introducing bottle shop sales.
Plunkett commented: “The Guyra Hotel presented an opportunity to secure a substantial freehold asset with multiple income streams in a tightly held regional market. Given Guyra’s expanding agricultural base – underpinned by potato farming, cropping, some of Australia’s finest beef, lamb, and wool production; as well as the country’s largest tomato farm – this sale reflects a strong appetite for complementary rural hospitality assets.”
The sale was agreed in late 2024 under a confidential deal allowing the buyer to operate the venue under a lease before settlement. During this period, the buyer began revitalising the business by making cosmetic upgrades, expanding gaming operations and reopening the bistro.
Kennedy added: “Guyra’s strategic location between Armidale and Inverell, the local economic drivers, and the apparent lack of any meaningful local competition has made this hotel attractive to the eventual purchaser who owns a stable of New England hotels already.”
The sale of the Guyra Hotel marks the 27th hotel or pub transaction completed by HTL Property agents in the New England region.
